Guests consistently praise this location for its proximity to the French Quarter and Bourbon Street, complemented by highly helpful and welcoming staff. However, multiple reviews report severe maintenance issues, inconsistent cleanliness, and unreliable apartment-style amenities.
We had a wonderful stay at the Courtyard by Marriott New Orleans during our girls’ trip! The location was perfect — close to everything we wanted to see and do, making it easy to explore the city without a lot of hassle. The true highlight of our stay was A’Jaya. She was an absolute gem and made our trip even more enjoyable. She took the time to give us detailed local directions, explained the streetcar routes to all the places on our list, and offered fantastic restaurant recommendations. Her knowledge, kindness, and genuine enthusiasm were phenomenal and made us feel so welcome. Customer service like hers is rare, and it truly elevated our entire experience. If you stay here, be sure to connect with A’Jaya — she is the jewel of this hotel! We would absolutely stay here again and highly recommend it to anyone visiting New Orleans.
Stayed here during Mardi Gras. Rooms were clean and comfy and all hotel staff was very friendly. Pleasantly surprised that even during Mardi Gras it wasn’t chaotic inside the hotel and the balcony room had a perfect view of all the parades! Will definitely be back next time
I struggled to be satisfied with my rating for the hotel's equal parts of positives and negatives. So, I'll preface by saying that I recommend this spot only if you are willing to tolerate certain oversights. I reserved a four-night stay in January 2026 to celebrate my birthday. On the Marriot Bonvoy app, the hotel confirmed this special occasion and messaged me saying I'd be gifted with wine upon arrival. I did not receive wine at any point during my visit. I do not know why they'd offer to give me a gift, but not follow through. Right before bed on my arrival day, I noticed the sheets in my room were stained with brown marks; I knew this couldn't have come from me given that I left the room almost immediately after setting down my luggage to explore the city. Since it was super late into the night, I didn't bother to request the sheets to be replaced until the following day. I requested through the app that I wanted a deep clean of the room--including replacing the bedsheets, before I went off on my excursions. I was gone for well over six hours, and when I came back, everything was exactly as I had left it. Untouched. Unclean. I gave them the benefit of the doubt. Their hotel did state that they clean every OTHER day, and the stains weren't necessarily vile to look at. Yet, I waited until the evening of my final day in New Orleans when I finally accepted that they were not going to clean my room one bit. I really don't get too hung up over small things like tiny stains, and I realize now that I should have spoken to the front desk for assistance if I was adamant on room service. However, in my defense, the app is intended for face-to-face conversations to be decreased through their message board. I specified exactly what I wanted and how long I'd be away for them to work on the issue, and not only did they say they would get to it, but they replied again hours later to apologize for a delay and reconfirm their priority over the matter. To have a hotel explicitly read and respond to a message and still not get around to achieving the task they assured a guest they would do, that's a recipe for a very disappointed customer. Fortunately, I did not choose to stay here just to lie in their room all day. I wanted to reside in a place that was close enough to the iconic Bourbon Street without being directly in the middle of the fun. Courtyard was perfect for this, I had just enough space to not be bombarded with partygoers or blasting music, with nearby cafés and souvenir shops to entertain me before sundown, when the party really gets started! The staff was generally kind; I can't say they were disrespectful in any way, but I really only spoke to them when I was checking in and out, so that's not a lot to go off of. Even so, they came off polite and that includes the barista who worked across from them at their indoor café. There's ample room on the ground floor to wait for your ride to pick you up, accessible ramps for those with disabilities, and complimentary flyers to show you the best spots in New Orleans. Aside from the stains on the bed, the room itself was good for a brief stay; complete with a hot shower, mini-fridge, desk, and couch, this was just enough to relax after a long night in bars and clubs. Overall, if your main priority is to stay out all day and night enjoying the culture of Louisiana's most popular city, then maybe Courtyard is the place for you. It's a convenient place to have some privacy and distance from the bustle of Bourbon Street, as well as all the other happenings nearby. However, if you can't stand the thought of possibly not having your room cleaned after all those fun nights, I'd say try a different spot. Courtyard may be unreliable, but at least they give you a comfortable place to rest your head.
Beds and rooms are comfortable and clean. The bathroom, not so much. Upon check in, we found a giant hair ball in the bathroom. The first night we found out the drawback of having a balcony on the 2nd floor - you hear everything and anybody going by, especially the streetcar. Thankful we packed earplugs!
I spent over 200 nights in hotels last year, and did not feel as welcome anywhere else as I did here! Lindsay at the front desk was an amazing host, and made me feel like I was staying with family. Aijaya was incredibly helpful in managing all the navigation in a city that I was not used to being in. Charmaine checked in on each room as if we were her only guests, and took care of every request. We are for sure going to come back here as our first choice on the next trip there!
Everything changes—and not always for the better. Sadly, my longtime go-to spot in New Orleans has started to slip. I reserved well in advance and even called to double-check that I’d be getting a room with a roll-in shower. On arrival, things initially looked promising: a big automatic entrance door and a wheelchair ramp. But that’s where the problems began. At the top of the ramp, carts and stands were blocking the path, making it difficult to maneuver independently. I was placed in Room 111—the same room I stayed in six months ago. Unfortunately, the light and wall outlets on the right side of the bed didn’t work. That’s not a small issue when it’s the only place in the room where I can charge my wheelchair. Maintenance came, attempted a fix, and said they’d return. They never did. Five days later, I checked out, left the state, and the problem was still unresolved. The shower itself was technically roll-in, but the hanging shower rod didn’t work, and the soap and shampoo dispensers were mounted far too high to be reachable from a wheelchair. These are basic accessibility details that matter—especially for full-time wheelchair users. I’m genuinely disappointed. I’ve stayed here at least four times before and never experienced this many issues. It’s still a great option in terms of price and location, but at this point, it’s not truly accessible or reliable for wheelchair guests. I was also surprised to find that nearly the entire staff appears to be new. Everyone was pleasant, but many lacked basic knowledge of the area—something you’d expect in a major tourist destination. I hope this place gets back to the standard it once held, because it used to be a solid, dependable choice. Right now, though, it falls short.
We were in town for Christmas and having such a good time decided to stay. Being a member I booked a Marriott close to where we were hanging out. Upon trying to check in we were immediately greeted out side by the hateful front desk person saying that our motorcycle had to move we could not park in an open spot. I have never been treated this way at any hotel with our bike. I asked where we could park it and was told to go find public parking. I only live 30 min so was thinking well the night was ruined so I’d cancel and just go home. Ha ha was told I’d be charged the room any how. I travel a lot and only stay at Marriott locations. After this treatment the Hiltons are looking much better.
For the price ($400 per night) I had high expectations. The room is old and dirty. There is mold in the picture frame, dirty shower glass, small beds, furniture was damaged. I booked a balcony room and that part is nice but the outside noise is insane. The trolly runs regularly and it sounds like they are bowling with dumpsters. I know the hotel has no control over that...but buyer beware. When I valeted my car, I am pretty sure they let another guest drive it to their lot to pick up their own vehicle.
Overall, this Courtyard was average compared to other properties in the chain. Its key strengths are the location and service. The front desk staff and bartner were consistently helpful and professional. The location is excellent it offers many close dining options, and key attractions and other restaurants like the French Quarter are within walking distance. The room was the main issue. Though it was clean, the fixtures felt dated. I noted rust on metal elements, including the bathroom door hinges and towel rack. The AC unit was effective but loud. Positively, the beds and pillows were comfortable. The gym offered a good selection of dumbbell weights and cardio equipment. It has the space and would benefit from adding a pull-up bar or lat pulldown machine. I would likely research other options for a return trip, but for a competitive rate, I would stay again for the value.
My name is Norlishia Holmes, and I am writing to express my deep dissatisfaction with the treatment I received during my recent attempt to check into your hotel. Unfortunately, this was one of the most disappointing experiences I have ever encountered with any hotel. On the night in question, I had been out with friends in New Orleans and, since I live approximately an hour away, I decided to book a room rather than drive home late. I completed my reservation online using my military discount and checked in via mobile. Upon my arrival, I was informed at the front desk that the military discount could not be honored because I was not on official government business—despite presenting my valid military ID. When I asked to speak with a manager for clarification, I was told he would only speak to me over the front desk phone. I requested to speak with him in person, as I could not find anywhere on the website stating that the discount was limited to active duty personnel on official orders. When the manager, Jason, eventually came downstairs, he immediately threatened to call the police, even though our conversation had not escalated and I had remained calm and respectful throughout. I was shocked and began recording the interaction for my own protection and to document the conversation. Jason was ultimately able to show me that the hotel only honors military discounts for active duty personnel, at which point I agreed to pay the full rate. However, he continued to escalate the situation by insisting he would still call the police and refusing to provide service, claiming I had interrupted him during the conversation. I left the hotel without further incident, but I am still in disbelief at how I was treated—especially being threatened with law enforcement for simply seeking clarification on a policy. At no point was I rude, aggressive, or confrontational. I felt dismissed, disrespected, and unfairly treated. As a military member, I expected a level of courtesy and professionalism that was completely absent in this situation. I will not be booking with your hotel again and felt it was important to bring this to your attention so that others are not treated in a similar manner. Sincerely, Norlishia Holmes
