I stayed at Hotel Theo in New Orleans during Mardi Gras, and this was easily the worst hotel experience I’ve ever had — and I’m a Hilton Honors rewards member who has stayed everywhere from five-star properties in Chicago to more budget-friendly locations. This one was unacceptable across the board. Check-in was at 4:00 PM, yet my room still wasn’t ready at that time. When I finally got access, I had to haul my own luggage while four grown male staff members stood by watching me struggle with the door. Another female guest had to step in and help me while they continued to stand there. That alone set the tone. Room 811 had multiple issues. The water was ice cold. They ran out of towels. The toilet barely flushed. There was water leaking onto the floor from the pipes. For the price paid during Mardi Gras, none of this is excusable. Valet service was another disappointment. We were charged $50 per day for parking, yet every time we requested our car, the valet staff complained and suggested we “just walk to the garage.” If I’m paying for valet, I expect valet service — not attitude. The restaurant connected to the hotel was just as bad. One employee charged me $10 for a cup of water taken from the back employee area. It felt dishonest and underhanded. I paid it, but it was incredibly unprofessional and left a sour impression. What stood out most was the front desk and management’s indifference. They seemed completely unbothered by the repeated issues. Hospitality is about guest experience, and there was none of that here. I understand Mardi Gras is busy, but high volume is not an excuse for poor service, lack of maintenance, or dismissive staff. I would not recommend this property and will be reconsidering future stays at this location.

We came to Hotel Theo for the Muses parade and had an excellent experience! We had an issue with an accidental cancellation and the front desk was really kind and helpful with getting it figured out and rebooked. Malcom at the front desk was friendly and took our picture and looked out for us as we came and went between parades which helped us feel safer. He even opened the door for us when we needed help! The hotel is clean and has high end and fun vibes. We especially loved the bathroom wallpaper (as pictured). The following morning Kerry went above and beyond to be helpful with our checkout needs. All of the staff were friendly and helpful. I would definitely recommend a stay here!

Just recently stayed at the Hotel Theo. Located in a great location just over from the French Quarter. The staff here was great and the hotel was clean. Also don't skip the restaurant Lyons Corner The Pimento Cheese starter was delicious and the staff was great. Just know this is an older restored building the rooms can be quirky with layout. But thats what makes it a New Orleans hotel. I only gave it 4 stars do to some obivous wall damage in the room that has not been repaired yet and the outlets weren't flush with the plate in some places making it hard to charge devices. This was room 512 for management incase you want to fix that. Over all I will stay here again when I'm in New Orleans.

Recently home from trip to america and cruise staying in this hotel for 3 days as part of the vacation. Was not impressed with this hotel. The room we were give had no window (manager said that its not their issue its issue of our travel agent as thats what they had booked for us). Room was clean as was rest of the hotel. But safe didnt work and bathroom door didnt close and no phone in room. We asked for phone and safe to be fixed but this didnt happen. We booked bed and breakfast. I thought this would be a buffet service but NO. We were give $25 for 2 people to use in the attached cafe. This would only cover 2 hot drinks. The cafe it self was ran my staff who seemed to have little trainjng as service over all was poor. Reception staff sadly had no custimer service stills

We had a fantastic stay at Hotel Theo New Orleans! The location truly can’t be beat — it’s incredibly walkable to so many nearby attractions, shops, and amazing restaurants. We loved being able to step outside and easily explore the city without needing a car. The hotel itself was clean, comfortable, and stylish, offering a great retreat after full days of sightseeing. The staff was friendly and welcoming, adding to the overall positive experience. If you’re looking for a centrally located hotel that lets you experience the heart of New Orleans on foot, Hotel Theo is a wonderful choice. We would absolutely stay here again!

Room was very clean, the bed sheets and pillows were nice. I valet parked and the attendant was very accommodating with loading and unloading. I watched Malcom take care of two other guests and he was really great with exceeding their expectations. I asked Malcom for a recommendation on food. He gave me a recommendation and I headed up to drop off our luggage. As I am exiting he flags me down to let me know he called the restaurant and they would be closing early. He was able to give me a second recommendation and gave me a menu and directions. I was impressed that with a busy lobby he made time to confirm the restaurant was open. We need more people in the world like Malcom. I hope Hilton is exceeding his expectations the way he is exceeding their/his customers. Thanks to Malcom, I will definitely be returning to The Theo Hotel!

Top notch stay. Gwendolyn and Malcolm were very helpful and deserve every raise they get. The rooms were amazing. It was so hot when we walked in our room, though. The AC worked but it wasnt strong like some other hotels. It ended up being comfortable. Again staff very friendly. The onsite restaurant, Lyons Corner, was great. Went there every morning for a hot chocolate and a greek yogurt parfait. $8 well spent I'd say. Crazy, but well spent. Gwen recommended so many good places to eat and they were all delish. 15 minute walking distance to the French Quarter which is nice. 5 minute walk to caesars casino which was EVEN better. Put that money on black. Housekeeping service was nice as well. 10/10 would go back and recommend to everyone staying in the area.

I’m not too picky usually but here are all the things that were wrong with this place. Hilton should do better if they are going to stamp their name on it. - Bathroom door wouldn’t close - Tv did not turn on - AC was inconsistent, thermostat was inaccurate and woke me up with a strange electrical clicking noise that only went away when I turned it all the way up - Switching from the bath faucet to the shower barely worked and was a struggle to get a consistent shower. Sometimes it would just shut off. Told the front desk, twice. Yet they did nothing. The first time he wrote it on a sticky note and clearly didn’t follow up. Second time after I prodded about it again, their excuse was that “the maintenance guy left” - pictures make it seem much nicer than it is - Service was horrible (see above) and wasn’t good at the bar either - bar was dirty and literally had a mouse running around - they were incredibly wish-washy about the Hilton honors credit when I just wanted to get water. Nobody seems to be on the same page here. - final straw was the morning of my departure the water went out in their entire building, and I couldn’t shower, flush the toilet, brush my teeth, anything. I don’t leave reviews an I am not a big complainer but this place needs to step up their game in a serious way.

Boutique style hotel that is so cute! Staff is amazing! Gwen, Javon and Emannuel were at the front desk and so so helpful! They were also hilarious! I had to merge my reservations as well as my other high maintenance requests and they were so accommodating. I’d definitely stay here again.

The facility looks nice. It appears that they have updated recently. The problem comes with the actual bones of the building. We ended up having to change rooms because the thermostat in 1st room making noise that they couldn’t fix (maintenance person left room and left door ajar). Then we were moved to another room. This room we found that the toilet when flushed would never stop flushing. The flushing itself was very loud. I removed the toilet lid and it stopped flushing. Since we had an issue with the first repairman not locking the door, we didn’t say anything till we left. Next issues with the room were that when the lights went off in the room, the lights in the hallway came through the door frame. Then when you try to sleep, even though we were on the 7th floor, you could hear everything on the street. At one point, we heard someone use their remote to lock their door. That’s because their windows are single pane old windows. At check in, we were told that we had to pay a $20 “destination fee” per night on top of what we paid through Expedia. They said that it included $10 dry cleaning credit, but when we wanted to use it, was told that it didn’t apply to weekends. Still had to pay it. It also included 2 praline cookies that were ok, but not something that we wanted. Last but not least, it also gave us a $10 credit to use at their restaurant. So we had to use their restaurant to get that back. The only reason I give it a 3 star rating is the staff. From the moment we got there, they were awesome. Of course this doesn’t include the maintenance person that left the door open after he was done. But the people at the front desk were great.
